What Is an EPC?
A legal document every property needs before it can be listed.
An Energy Performance Certificate (EPC) is a legally required document that rates a property’s energy efficiency on a scale from A (most efficient) to G (least efficient). It also includes the property’s estimated energy costs and recommendations for improvement.
An EPC is mandatory for any residential or commercial property being sold or let in England and Wales. Without one, a property cannot legally be marketed — and agents, landlords, or vendors who fail to provide one face fines of up to £5,000.

Is an EPC legally required?
Yes. An EPC is a legal requirement for all residential and commercial properties being sold or let in England and Wales. Landlords and vendors who fail to provide one risk fines of up to £5,000. Portals including Rightmove will not publish your listing without one.
How long is an EPC valid?
An EPC is valid for 10 years from the date of issue, provided there have been no material changes to the property (such as an extension or significant energy improvements). You can reuse it across multiple sales or lettings within that period.
How quickly will I receive my EPC?
Your EPC will be lodged on the national register and the PDF certificate emailed to you within 24 hours of the assessment visit. In most cases it is available the same evening.
What EPC rating do I need to let a property?
Under current MEES (Minimum Energy Efficiency Standards), rental properties must have a minimum rating of E. Proposed legislation may raise this to C by 2028. If your property is currently rated D or below, we strongly recommend acting now — our assessors can advise on the most cost-effective improvements.
